Acting as both the General Contractor and Construction Manager, RMCH was hired in 2009 to demolish the historic Washington Hotel and rebuild the landmark property into a beautiful multi-family complex.

This Belle Harbor residential project involved the construction of 26 units in 13 individual two-family homes on valuable beachfront property. RMCH accommodated each home with driveway access and 1-2 car parking, with 36 parking spaces total.

The New York Eye & Ear Infirmary retained RMCH’s services to oversee the construction of an entirely new medical facility on 2748 Ocean Avenue. The 17,000 square foot commercial building is slated to be the first of many outpatient facilities, featuring 7 stories of doctors offices and two fully-functioning operating rooms.

The LEED-certified project required extensive engineering capabilities, including pumping out over 2 million gallons of groundwater to accommodate the required building depth, and the subsequent redesign of the operating room locations to meet city code.

Serving as General Contractor and Construction Manager, RMCH oversaw development for this 10-unit condominium complex on a 25 x 100 lot on Washington Avenue. The brand new residences feature incredible ceiling heights and floor-to-ceiling windows, offering residents picturesque views of the diverse, intimate neighborhood.

The 13,000 square foot, 5-story residential building features two private garages, a storage and fitness area, and a magnificent penthouse on the 6th floor with an open roof terrace.

Acting as lead developer, RMCH was hired in XXXX to build two condominium complexes for XXXX in Seaside, New York. One complex features 6-units at 211 & 213 Beach 99th Street; the other features 10 units at 216, 218, 220, and 222 Beach 100th Street.

Though a simple condominium project, RMCH value engineered the architect’s plans and proposed a number of structural design changes that resulted in significant savings to the client. They designed a completely interior flow to eliminate certain structural problems, and ultimately brought the project in on time and under budget by approximately 8%.

RMCH served as general contractor and construction manager for 42, 130 & 132 Scholes Street, a 24-unit residential complex located in the heart of Williamsburg, Brooklyn. The project’s innovative architectural plans required a construction team with extensive logistical experience.

RMCH took up the challenge and executed the plans faithfully, building 18-foot soaring ceilings in some parts and 8-foot ceilings in others, and implementing specially designed floors to ensure the building met the city’s height restrictions. The three Scholes Street buildings house 8 units each, complete with sizable common areas, beautiful mezzanines, and spacious cellar storage.

RMCH was called in to take over the 59 Hawthorne Street project from a previous builder who had botched the job. By the time RMCH was hired, the 5-story building was one story away from completion but seemed doomed to breach sky exposure limits under city code. The previous owner had mismeasured all the ceiling heights, leaving the client no easy way to complete the development without violating city code.

RMCH brought in a new team of engineers to find a workable solution. They created an innovative plan to work around the mismatched ceiling heights and leave the previous steel and concrete intact. By bolting two I-beams together on either side of the concrete roof, RMCH managed to complete the 21-unit building in accordance with city code -- and right within the original budget.

When RMCH was called in as General Contractor and Project Manager for 54 Rutledge Street, they found an environmentally impacted site in east Williamsburg that sat on top of millions of gallons of contaminated groundwater. The plans for the luxury part-residential, part-medical building were already drawn up. The question remained: how would they build an elevator pit 4-5 feet below the ground floor with so much contaminated water in the way?

The original engineers calculated the necessary removal over 5 million gallons of the contaminated groundwater but RMCH was determined to find a cheaper and more efficient alternative. They installed steel corrugated sheeting in the ground to cut off the flow of groundwater and created a custom bathtub for the elevator pit. They then pumped out the groundwater from the bathtub, precast the elevator shaft in two pieces and craned them in. RMCH’s creative vision allowed the client to pump out 300,000 gallons, just 6% of the original 5 million gallon estimate.

The finished development on 54 Rutledge Street consists of three stories of luxury condos with high end finishes on top of an expanded dental facility for ODA, a Brooklyn community health center. The XXXXX square foot building includes a full-size swimming pool, and residents enjoy walking proximity to the G, J, and M trains.
